Spanish mortgage jargon: FIPRE, FEIN and FIAE explained!

You might think of buying a Spanish property that takes advantage of the ultra-low prices today - but you need a mortgage loan. You may feel somewhat shocked and overwhelmed if you ask for information, and your lender will send you a huge bunch of mortgage information with esoteric banking lexicons.

FIPRE

Stands for Precontractual Information Pack (Precontractual Information Sheet). All this fantastic acronym means is really just an overview of the terms and conditions of a mortgage loan. It should be emphasized that it is not binding and personalized. The lender is free to change the terms and conditions advertised at any time without notice. It is useful to be used as a tool to compare it with other loan offerings (FIPFREs), all of that.

FEIN

The European Standardized Information Pack (Ficha Europea de Información Normalizada, Spanish) stands for this one. This is similar to the previous one, but unlike the first one, it is actually contractually binding and personalized for a prospective borrower. A FEIN is now the equivalent of the binding offer that we understand in English and is limited in time (normally spanning 3 months). Under new laws, the lender is obliged, at least 10 days in advance, to provide a copy of the FEIN to the borrower before signing the notary's mortgage certificate. It contains useful information such as "carrying the loan to other lenders," how to withdraw within 14 days or how to make partial payments for the loan.

IFAE

The last one is for the European Standardized Warning Pack (Ficha Europea de Advertencias Estandarizadas, in Spanish). If it sounds frightful, it's because it's supposed to be. It's a mixed bag that contains all of the common abusive mortgage clauses, official index benchmarks, early redemption penalties, etc. It provides an overview of all the conflicting issues that caused the borrowers of a mortgage loan in Spain to become so much worse in the not-so-distant past.
